A few notes on the math
Your total payout is always 50% of net profit — the 1.5% advance is paid out of that share at acquisition close, with the remainder paid at sale. Calculator assumes 12% interest × 3-month average hold on the funded balance and 7% selling costs on ARV. Actual hold time and costs are reconciled at sale close, where you receive the full closing statement.
